Always use an amendment to the lease agreement whenever there is a change to what has already been agreed upon in the contract—for example, the lease term, the rent amount, a flat monthly payment, or consent to sublease. It is not sufficient for the landlord to simply notify the tenant of the change verbally or via text message. Any amendment to the lease agreement must be in writing, clearly referenced to the original agreement, and signed by both parties.
